The Story of the Problem
The story of Does it Pencil begins with the story of the problem.
So what is the problem really? And how can Does it Pencil solve it? The problem with real estate investing isn’t looking at lots of deals, it’s knowing which deal is right. And that applies to buyers, sellers and brokers. To know what’s “right” you need first to know what you’re trying to do. So we begin there: what are you trying to do? Grow your estate? Defer taxes? Create value? Maybe create income. Or maybe you’re a professional who wants to help a client do this. Real estate investments can do all of these things – if you know how to look at them.
One Number Analysis
To understand the real value of real estate investments you need be able to do 3 things:
-Find the information you need,
-Organize it,
-Understand it.
Real estate investments aren’t about simply the “comp”, they’re about the ROI. And the ROI can be measured using “One Number Analysis”. In One Number Analysis, all of the information about the property is condensed to one number. That number could represent the appreciation. It could represent the cash flow. It could also represent both.
So back to the problem – deciding which deal is right and which one is wrong. You can only make this decision if you know how to organize and process the information and express it in a way that is accurate, simple, and makes sense. And that’s exactly what you will learn how to do in Does it Pencil.
How it Works
There are 3 parts to Does it Pencil training. It begins with the pre-course work. After registration we will send you a link to some short and important videos. These will show you how to set up and use your financial calculator before your Does it Pencil session. The course is taught with the HP 10BII calculator, but you can also use an HP 12C.
The second step is the formal training. It’s offered both live and online. It’s robust, intensive, and focused. The live courses offer you a chance to participate in group discussion and see live deal analysis. The online course is 100% video of the live instruction with a real instructor. No PowerPoint slides.
The third step is the Alumni Center. Here you will find a catalog of re-cap lecture videos as well and after course problems with all of the solutions. Everything is video based – all you have to do is watch. Practice is the path to mastery. Does it Pencil provides you the tools to practice, learn, and become a master of the material.
Certified Real Estate AnalystTM (CREA)
CREA is a trademarked certification available to graduates of Does it Pencil training. After attending he courses you will be given access to a private link that hosts a short video and handout case study. It takes most people about 30-45 minutes to complete. There is an exam that requires 70% to pass. After successful completion, students are given access to the CREA logo for use in their advertising. CREA certification is included in the tuition. There are no dues and there are no annual fees.
*Since all of the lecture and problems are done in the video course with an HP 10BII, if you have an HP 12C, we recommend starting with the HP 12C course. Your tuition for these will apply to your Does it Pencil Course 1 online tuition.
